Property Transfer Tax (ITP)
Taxes on Property Purchase
The property transfer tax in Uruguay is called ITP (Impuesto a las Transmisiones Patrimoniales). It amounts to a total of 4% of the purchase price and is split between buyer and seller.
ITP Distribution:
Buyer: 2% | Seller: 2% | Base: Purchase price or cadastral value (higher value applies)
Buyer: 2% | Seller: 2% | Base: Purchase price or cadastral value (higher value applies)
The tax is withheld by the Escribano and remitted to the DGI. Additionally, notary costs and land registry fees apply (total approx. 6-8% transaction costs).
